The Township of Langley is currently recruiting for a regular full-time Senior Property Negotiator, to join our team of professionals in the Corporate Administration Division, Property Services Department.

Reporting to the Manager, Property Services, in this unionized position you will be responsible for assuming a broad range of duties in the area of property services including inspecting and evaluating real property for the purposes of acquisition, expropriation, sale, lease, rental and land development. You will coordinate the development of large scale land acquisition projects, prepare appraisal and negotiation reports, feasibility studies, analyses and related recommendations relating to real estate values and market conditions. You will conduct appraisal of land to be acquired for a variety of purposes and provide supervision and guidance to Property Negotiators, support staff and consultants assigned to projects. You will participate in the selection and training of staff and assist in supervision, planning and coordinating staff, operations, and programs of the division. You will administer and renegotiate long term and short term leases and residential tenancy agreements ensuring compliance to statutory procedures and represent the Township at Residential Tenancy Branch arbitration hearings.

Your education will include completion of Grade 12 and completion of a recognized real estate, appraisal or property management program leading to an AACI (Appraisal Institute of Canada) designation or an RI designation (Real Estate Institute of BC). You will have considerable knowledge of the regulations, laws, acts, statutes and of the policies and objectives governing the work and considerable knowledge of the principles, practices and procedures used in land appraisal and negotiation for the purchase, sale, rental, and property management of real estate, rights of way and other property interests and considerable knowledge of property management. You will have sound knowledge of current property values, market trends, major civic or private development projects and sound knowledge of the rules, regulations of expropriation and bylaws relative to zoning, subdivision, site development, building permits and other legislation affecting real property. The successful candidate will have the ability to coordinate large development projects, prepare feasibility studies, and provide advice and guidance relating to property policy, transactions, and property transactions.

The CUPE rate of pay for this position is $43.04 - $50.85 per hour (5 steps, 2019 rates), plus benefits. The hours of work are 8 consecutive hours per day Monday to Friday between the hours of 8:00am ??? 6:00pm; Non-standard hours and/or non-standard work week.
